It’s easy to buy real estate at auction. In fact, you follow the same steps that you would in a traditional real estate purchase.

How do I bid?
Register with the Bradfield staff to get a bid card. Bring $2000 in the form of cash or a cashier’s check to get a bid card. Your money is returned to you immediately if you are not the winning bidder.

To bid, simply raise your bid card until you are recognized. The auction is completely understandable – not a rapid-fire chant – and the bidding proceeds slowly and deliberately. There are no secret techniques: You can’t bid by scratching your nose or waving to a friend, for example.

If I am the winning bidder, what happens next?
Your winning bid will be submitted to the seller for acceptance or rejection.

When can I preview the property?
There are several public previews / open houses that are staffed with Bradfield agents who can provide you access and information about the property. You will be provided with detailed Property Information Packets (PIP) to assist you in making a well informed decision.

What about an inspection?
Often, auction properties already have a professional inspection available to potential buyers. If an inspection is not already available, the Bradfield agent will work with you in completing all inspections and other due diligence prior to auction day.

What if I’m coming into this process very close to the auction day?
It’s not too late. Consult with a Bradfield agent.

Can the general public bid at a real estate auction?
Yes. Real estate auctions are public auctions and are open to everyone. Please tell your friends.

Do I need to pre-qualify or have financing in place?
No, you do not have to have financing in place to bid at an auction. If you wish, a Bradfield agent can help you with obtaining financing.

What is the buyer’s premium?
This is a 10% fee that is added to the winning bid to determine the buyer’s final offering price. For example, if the winning auction hammer bid is $100,000, the final purchase offering the buyer will submit to the seller is $110,000. Buyers should keep the buyer’s premium in mind while bidding.
